1. Acceptance of Terms
By creating an account or using BGEstate Intelligence, you agree to these Terms of Service. If you do not agree, do not use the platform.
2. Our Service
BGEstate Intelligence provides AI-powered property intelligence reports for the Bulgarian real estate market. Reports are research and analytical tools. They are not formal property valuations, legal advice, or regulated financial advice.
3. Eligibility
You must be at least 18 years of age and have the legal capacity to enter into contracts to use our services. By using the platform you represent that you meet these requirements.
4. Account Registration
You are responsible for maintaining the confidentiality of your account credentials. You must notify us immediately of any suspected unauthorised access at support@bgestateintel.com. Accounts are personal and non-transferable.
5. Credits and Payments
- Credits are purchased in advance and consumed when a report is ordered.
- One-time credits do not expire.
- Subscription credits (Analyst Plan) reset monthly and roll over up to the cap shown on the Pricing page.
- All prices are shown in EUR and include 20% VAT where applicable.
- Payments are processed by Stripe. By purchasing credits you agree to Stripe's Terms of Service.
6. Refund Policy
- Unused credits - We do not offer refunds on unused credit balances except where required by law.
- Failed reports - If a report fails due to a platform error, your credit is returned automatically. If the issue persists, contact support@bgestateintel.com for a monetary refund.
- Delivered reports - Once a report has been successfully delivered, no refund will be issued. Please review your property details carefully before submitting.
7. Acceptable Use
You agree not to:
- Submit false or misleading property information
- Use the platform for any unlawful purpose
- Attempt to reverse-engineer, scrape, or copy our AI outputs at scale for competitive use
- Share your account with others or resell access
- Circumvent our rate limits or security measures
8. Intellectual Property
Reports generated for you are licensed to you for personal or business use. You may share individual reports with advisors, clients, or investors. You may not resell reports as a standalone product or represent them as your own proprietary research to third parties for commercial gain.
All platform software, design, and AI pipeline architecture remain the exclusive property of BGEstate Intelligence.
9. Disclaimer of Warranties
Reports are provided “as is” for information purposes only. While we strive for accuracy, we make no warranties regarding the completeness, accuracy, or fitness for a particular purpose of any report. Market data, comparable prices, and projections are based on available data at the time of generation and may not reflect the most current market conditions.
BGEstate Intelligence reports are not RICS valuations, legal advice, or regulated financial advice. Do not transact solely on the basis of a BGEstate Intelligence report without consulting a licensed professional.
10. Limitation of Liability
To the maximum extent permitted by applicable law, BGEstate Intelligence and its operators shall not be liable for:
- Any investment losses arising from reliance on report content
- Loss of profits, revenue, data, or goodwill
- Indirect, incidental, or consequential damages
Our total aggregate liability to you shall not exceed the amount you paid for the credits consumed by the relevant report.
11. Termination
We may suspend or terminate your account if you breach these Terms, engage in fraudulent activity, or if required by law. You may close your account at any time by contacting support@bgestateintel.com.
12. Governing Law
These Terms are governed by the laws of Bulgaria. Any disputes shall be subject to the exclusive jurisdiction of the competent Bulgarian courts.
13. Changes to These Terms
We may update these Terms from time to time. We will notify you of material changes by email at least 14 days before they take effect. Continued use of the platform after the effective date constitutes acceptance.
