BGEstate Intelligence is a property analytics platform operated by BGEstate Intelligence Ltd., registered in Bulgaria. Our platform delivers AI-powered investment reports for the Bulgarian real estate market.

2. Data We Collect
When you use BGEstate Intelligence, we may collect:
- Account data - your name, email address, and authentication details
- Payment data - handled by Stripe; we do not store card details
- Property input data - the property descriptions, URLs, and investment parameters you submit when ordering reports
- Usage data - pages visited, features used, report orders, credit transactions
- Technical data - IP address, browser type, device information, referrer URL
3. How We Use Your Data
We use your data to:
- Create and manage your account
- Process report orders and credit purchases
- Generate property intelligence reports via the Anthropic Claude API
- Send transactional emails (order confirmations, report delivery, password reset)
- Detect and prevent fraud and abuse
- Improve our platform through aggregated analytics
4. Legal Basis for Processing (GDPR)
We process your data on the following legal bases:
- Contract performance - to deliver the services you have purchased
- Legitimate interests - fraud prevention, platform security, product improvement
- Legal obligation - compliance with Bulgarian and EU law
- Consent - where you have opted in (e.g. marketing emails)

6. Your Property Data and Anthropic
When you submit a property for analysis, your input (description, URL, parameters) is transmitted to Anthropic's Claude API for report generation. This is subject to Anthropic's data usage policies. We do not share your data with any other third party for marketing or resale.
7. Data Retention
- Account data - retained for the duration of your account and 3 years after closure
- Report outputs - retained for 2 years or until you delete your account
- Payment records - retained for 7 years for legal and tax compliance
- Usage logs - retained for 90 days
8. Your Rights (GDPR)
As a data subject in the EU/EEA, you have the right to:
- Access your personal data
- Correct inaccurate data
- Request erasure (“right to be forgotten”)
- Restrict or object to processing
- Data portability
- Lodge a complaint with your national supervisory authority

9. Cookies
We use strictly necessary cookies for authentication and session management. Analytics cookies are used by PostHog to understand platform usage. See our Cookie Policy for full details.
10. Security
Your data is stored in an EU-hosted Supabase database with row-level security (RLS). All connections use TLS encryption. We implement rate limiting, audit logging, and access controls to protect your data.
11. Children
Our services are not directed at persons under 18. We do not knowingly collect data from minors.
12. Changes to This Policy
We may update this Privacy Policy from time to time. We will notify registered users of material changes by email at least 14 days before they take effect.
